The applicant is requesting approval ofa front yard setback variance (18 feet <br />proposed, when 40 feet is required) for an addition to a single-family lot zoned R-2 <br />(Exhibit A), <br /> <br />Background. The applicant is proposing a 605 square foot porch and 1,165 square foot <br />home addition to the existing (1,061 sqnare foot) home, The applicant has evaluated <br />other locations for the addition; however, they believe this location is the only place they <br />can add to the home with minimum impact. <br /> <br />e <br /> <br />The parcel is 150 feet by 150 feet. According to the Zoning Ordinance the front yard on <br />a comer lot is detennined by the shorter of the two sides. In the case of a square comer <br />lot the Zoning Administrator determines the front and corner side. Staff has determined <br />Stowe Avenue to be the front and Lake Johanna Boulevard to be the corner side for this <br />parcel. The existing home meets the required 40-foot corner side yard setback, The <br />existing house is currently built within the 40 foot front yard setback making any addition <br />to the home require a variance. <br /> <br />The existing home and garage currently have a 8 foot front yard setback from the front <br />property line, The proposed addition would start 18 feet from the front property line, <br />The applicant plans to relocate the existing garage further back, meeting all the setback <br />requirements: <br /> <br />Findinl!s - Front Yard Setback Variance (addition) <br />The Staff would conclude that the following factors relate to the requested front yard <br />setback variance: <br /> <br />1. Alternate Location: An addition off the rear of the existing structure appears to be the <br />only suitable location for an addition to the existing home, Other houses in the area <br />are setback at least 30 feet except for a corner lot across Stowe Avenue which has a <br />20 foot setback. <br /> <br />e <br /> <br />2. Circumstances unique to the Property: The existing structure is entirely in the front <br />yard setback area, The structure can not be expanded on without a variance unless it <br />is added upward, The lot is larger than most lots in the area. <br />
