During the 1980s, more than 48,000 acres ofland was developed for residential use metro-wide. More than <br />3,000 acres, 6.2% of the total, was developed in northern Ramsey County. <br />. Residential development in the vicinity of TCAAP has averaged more than 100 acres annually, including about <br />15 acres annually in Arden Hills. Of the 100 acres, about 80 acres dcveloped for single family homes, while <br />less than 25 acres were developed for multi-family residences. <br />. In each of the past nine years, an average of over 900 new single family homes were built in northern Ramsey <br />County -- about 6.5% of the annual metro total of nearly 14,000 homes. <br />. An average of272 new single family homes have been built annually in the TCAAP vicinity. Little new <br />construction has occurred in Arden Hills, which has little vacant residential land. <br />. The amount of multi-family rcsidential construction has decreased significantly since 1990, in both the metro <br />area as a whole and northern Ramsey County. <br />. Since 1990, an average of 275 new mnlti-family units have been built annually in northern Ramsey County, <br />including an average of 60 units annually in the TCAAP vicinity. The only significant multi-family <br />development in Arden Hills was a 60-unit development in 1994. <br /> <br />3. General Assessment of the Arden Hills/TCAAP Market <br /> <br />In recent years, western Hennepin County, northern Dakota County and Washington County (Woodbury and others) <br />have attracted large shares of the development occurring in the metro area, while development of most uses has <br />occurred relatively slowly in northcm Ramsey County. New development of all types, however, continues to occur <br />in the northeast metro area, due to its convenience to both downtowns and to the University of Minnesota campuses. <br />Sites in northern Ramsey County will become more attractive as available sites in other portions of the metro area <br />are used up or become increasingly distant from employment centers. The prospects for various uses: <br /> <br />Re,idential: Excellent. This has typically been northern Ramsey County's strongest market segment, and it will <br />continue to perform well in the foreseeable future. Housing of all types is usually in strong demand. <br /> <br />rnmmercial (Retai(l: Fair. The retail uses most likely to select Arden Hills, specifically the TCAAP site, are ''big- <br />box" "category-killers'! -- warehouse-type stores devoted to a single major product category, such as electronics or <br />office supplies; and convenience/neighborhood uses geared toward serving their immediate surroundings. A few <br />highway-oriented retail and service uses might be drawn to the site as well. <br /> <br />rnmmercial (Oific~): Uncertain; perhaps good, long-term. Because of TCAAP's visibility and access to I-35W, <br />development of an office campus on the site is not out of the question. However, this use has not traditionally been <br />Ramsey County's strong suit. It might become so when the southern metro office corridor, which extends from Eden <br />Prairie to Eagan, becomes saturated, but this possibility is still at least ten years away. <br /> <br />Qljice-WarehnuveIOifice-Shnwrnnm: Good, particularly ifTCAAP does not become available right away. This will <br />allow other remaining office/light-industrial properties in Arden Hills and surrounding communities to be used up. <br /> <br />light lndu,trial: Good. The I-35W corridor has an industrial character virtually its entire length between downtown <br />Minneapolis and points north of Arden Hills, and the city, New Brighton, Shoreview, Roseville and other nearby <br />communities have been very successful in developing light industrial uses. <br /> <br />Camiros, Ltd.lSEH, Inc./UlDL.
