The applicant is requesting approval ofa Special Use Permit (Class II Home <br />Occupation) for a personal training studio on a single-family lot zoned R-2 (Exhibit A). <br /> <br />Background. The home, located at 1932 West County Road E, was remodeled in 1994 <br />to include a workshop area behind the existing two-car garage. The applicant has a <br />purchase agreement on the home and would like to use the workshop area, attached to the <br />rear ofthe garage, for a training studio. <br /> <br />e <br /> <br />Conditions Reuuired for Annroval of a Class II Home Occunation <br />Zoning Ordinance Section VI, B, 3, a, states home occupations are allowed as either <br />accessory uses or special uses depending on the characteristics of the operation. <br /> <br />All home occupations shall comply with the following conditions: <br />1. It shall not result in traffic, parking, noise, light, fumes and odors to such an extent <br />that it is noticeable that the property is being used for non-residential purposes. <br />2. It shall be conducted entirely within the dwelling. <br />3. There is no exterior evidence of the home occupation. <br />4. It does not require any special entrances to the dwelling. <br /> <br />Zoning Ordinance Section VI, B, 3, c, states Class II Special Accessory Home <br />Occupations may be allowed by Special Use Permit if they meet the conditions stipulated <br />above for all Home Occupations and the following conditions: <br /> <br /> 1. <br /> 2. <br /> 3. <br /> 4. <br /> 5. <br />e 6. <br /> <br />The primary business activity shall be conducted by an occupant of the residence; <br />One person not residing in the residence may be employed to assist in the business <br />activity; <br />It does not occupy more than thirty-three (33 percent) of the floor area of the <br />dwelling; <br />It has a limited number of patrons visiting the premises; <br />Off-street parking for no more than two (2) additional vehicles than those required by <br />the occupants shall be permitted; on-street parking shall not be used to satisfy <br />required parking; <br />It requires delivery of products to the premises no more than once per day. <br /> <br />It appears the proposed training studio would meet the above conditions. <br />
