<br />. <br /> <br />e <br /> <br />e <br /> <br />e <br /> <br />MINUTES <br />CITY OF ARDEN HILLS, MINNESOTA <br />PLANNING COMMISSION <br />WEDNESDAY, MARCH 1, 2000 <br />7:30 P,M, - ARDEN HILLS CITY HALL <br /> <br />DRAFT <br /> <br />CALL TO ORDER <br /> <br />Chair Steve Erickson called the meeting to order at 7:30 p.m. <br /> <br />ROLL CALL <br /> <br />Present were Chair Steve Erickson, Commissioners Brent Nelson, Marty Rye, and Dave <br />Sand. <br /> <br />Absent were Commissioners Stephen Baker, Terri Duchenes, and Therese Galatowitsch. <br /> <br />Also present were Councihnember David Grant, Councihnember Lois Rem, Associate <br />Planner Nancy Randall, and Recording Secretary Carla Wirth. <br /> <br />APPROVAL OF MINUTES FROM PLANNING COMMISSION MEETING HELD ON <br />FEBRUARY 2. 2000 <br /> <br />Commissioner Sand moved, seconded by Chair Erickson to approve the February 2, 2000 <br />minutes. The motion carried unanimously (4-0). <br /> <br />PLANNING CASE #00-12 - LAWRENCE ERICKSON -1860 INDIAN PLACE - REAR <br />YARD VARIANCE <br /> <br />Ms. Randall explained that the applicant was requesting approval of a rear yard setback variance <br />(20 feet proposed, when 30 feet is required) for a 16 by 32 foot garage addition on a single- <br />family lot zoned R-2. The proposed garage addition is 16 by 32 feet (512 square feet). The <br />applicant currently has a 22 by 24 foot (528 square foot) two car garage. The applicant desires to <br />build a longer garage to allow for a workshop area in the rear of the garage. <br /> <br />With regard to circumstances unique to the property, staff found the property in question meets <br />all the minimum dimensional and area standards except the 120 foot depth requirement. The <br />current house and garage meet the required setbacks. The garage addition can be expanded east <br />three more feet, without requiring a variance, allowing for a 19 by 24 foot (456 square foot) <br />garage addition. There is room for an addition to the west; however, the garage addition would <br />not work well with the existing interior configuration. The applicant currently has a 22 by 24 <br />foot (528 square foot) two car garage. The proposed addition is 16 by 32 feet (512 square feet) <br />for a total of 1,040 square feet of garage space. The City Ordinance does not restrict the size of <br />attached garage space. It does, however, restrict detached garages to 728 square feet. <br /> <br />Ms. Randall advised that staff recommends denial of Planning Case #00-12, rear yard variance <br />for a garage addition based on the "Findings - Rear Yard Setback Variance" section ofthe staff <br />report dated March I, 2000. <br />
