CONCEPT <br /> <br />Concept site and floor plans were developed to test the program <br />infonnation and to illustrate sizes and relationships of major <br />facility components. Concept plans presented herein are intended <br />only to graphically illustrate the program, not to suggest an <br />architectural design. The existing facility floor plan with a gross <br />area of 8,238 SF is shown by Figure 1. <br /> <br />MAIN BUILDING <br /> <br />Figure 2 presents the schematic floor plan which has a footprint of <br />29,987 square feet. A building of one level is assumed. Some <br />functions could be placed in a basement or on a mezzanine to <br />reduce the size of the footprint, however, the benefits of this would <br />have to be weighed considering site condition, an elevator, general <br />accessibility, overall circulation, etc. <br /> <br />SITE <br /> <br />As mentioned the site is hypothetical; it is estimated that a site of <br />at least 6.5 acres is required, provided it has the appropriate <br />configuration and places no limits on development, i.e. good soil, <br />etc. <br /> <br />The hypothetical site is shown by Figure 3. The existing Public <br />Works site is shown by Figure 1. <br /> <br />Consolidation into a site with a joint use facility involving other <br />groups or agencies should be considered as noted in the <br />Introduction. <br /> <br />ZONING REGULATIONS <br />SUMMARY <br /> <br />On the possibility that the Arden Hills Maintenance Services <br />Facility may be considered for location on property with a zoning <br />designation of Civic Center (CC), we have prepared a brief <br />summary of our understanding of the requirements as it may relate <br />to this project type. <br /> <br />. A Public Works Facility is a permitted use in the CC district, <br />however, this usage does require a Special Use Permit. <br /> <br />· Outside storage of equipment, vehicles, and materials is not <br />permitted, except in staging areas. <br /> <br />. <br /> <br />Within staging areas, no overnight, weekend, or holiday <br />storage is permitted.
