<br />- <br /> <br />. <br /> <br />. <br /> <br />i1Jx <br /> <br />16. <br /> <br />Wetlands. The property contains eight jurisdictional wetlands (isolated basins). The <br />Rice Creek Watershed District has approved the wetland replacement plan on behalf of <br />the State of Minnesota (Exhibit E) and the U.S. Army Corps of Engineers approval is <br />anticipated. <br /> <br />17. Shoreland Ordinance. The subject property is located in the Shoreland Management <br />area, per the Minnesota Department of Natural Resources (DNR). The City Code in <br />Chapter 20.5-22, Subpart 12, a, defines Shoreland as land located within 1,000 feet from <br />the ordinary high water mark oflake, pond, or flowage. The subject property is within <br />1,000 feet of Round Lake, a DNRprotected water. <br /> <br />The City Code in Chapter 20.5-47, (a), (I), permits the selective removal of natural <br />vegetation, provided that sufficient vegetative covers remains to screen cars, dwellings <br />and other structures when viewed from the water. The project should not be visible from <br />Round Lake given, the topography of the area. The City Code in Chapter 20.5-47, (b), <br />allows for grading and excavation in shoreland areas. If a permit is granted to grade and <br />excavate in a shoreland area, then the permit is required to be conditioned on the <br />following: <br /> <br />a. <br />b. <br /> <br />The smallest amount of bare ground is exposed for as short as time as feasible; <br />Temporary ground cover, such as mulch, is used and permanent ground cover, <br />such as sod, is established; <br />Methods to prevent erosion and trap sediments are employed; and <br />Fill is stabilized to accepted engineering standards, approved by the city engineer. <br /> <br />c. <br />d. <br /> <br />18. Landscaping. The proposed landscaping contains a variety of deciduous and evergreen <br />trees and shrubs. The site is required to have a minimum total caliper inches of trees <br />provided per the Zoning Ordinance (Appendix A, page 27 and 28). The minimum <br />amount is calculated by dividing the gross square footage of the building by 320. The <br />relationship of the landscaping required to that which is being proposed can be <br />summarized as follows: <br /> <br />Phase II @ 104,523 Square Feet <br />Caliper J nches Pcrcentage Caliper Inches <br />.
