The applicant has stated that they will attempt to attract tenants which meet the <br />requirements of the zoning district (City Council meeting of September 30,1996). The <br />Phase I project received a similar variance. The tenant MSL which was put into the <br />Phase I building has an office percentage in excess of 25 percent. <br /> <br />4. The applicant has stated that they would not lease to bulk distribution tenants. <br /> <br />Findin!':s-Variance #2 (Minimum Landscape Lot Area - Phase II) <br />1. The Zoning Ordinance in Section V, K, 5, a, (4), allows for the Landscape Lot Area of <br />individual lots in a mixed use project to vary from the requirement (35%) as long as the <br />overall Landscape Lot Area is within the requircment. The Landscape Lot Area of Phase <br />II is 25.3 percent which is less than 35 percent. However, the overall Landscape Lot Area <br />of the project is 41 percent which is greater than the minimum of35 percent. <br /> <br />Findin!:s-Variance #3 (Minimum parkin!: setback - 14th Street - Phase Il) <br />1. The variance allows the applicant to sufficient buildable depth so as to have standardized <br />bay depths which are required for a successful project. <br /> <br />. <br />
