However, <br />the landscape materials provided are on the small side. If the landscape materials were <br />upsized (ie., 2"-3" upsized to 3.5" to 4" and 3.5" to 4" upsized to 4.5" to 5"), then a <br />balance may be reached between the applicants market needs and the aesthetics of the <br />project from the road. <br /> <br />Findinl:s- Variance #4 (Side yard parkinl!" - Phases III and IV) <br />1. The Landscape Lot Area provided are 36 percent and 54 percent for Phases III and IV <br />respectively. <br /> <br />2. The maneuvering distance of 130 feet from the building to the edge of the parking lot is a <br />reasonable maneuvering distance. <br /> <br />3. The project from an aesthetic standpoint may be better served if the setback is zero and <br />the buildings are brought even closer together. Currently the buildings (phases III and <br />IV) are 280 feet apart, conceivably the buildings could be brought to within 200 feet of <br />one another and an additional 80 feet of green space could be gained to one side of the <br />buildings or both sides. <br /> <br />Findinl:s-Variance #5 (Allowable exterior finish -Phases II. III. and IV) <br />I. The applicant is proposing an appealing building. <br /> <br />2. <br /> <br />The proposed exterior of the building is upgraded from the Phase I building through the <br />addition of brick on approximately the lower one-third (front and sides) of the building. <br /> <br />3. The west and east elevations of the Phase II building should have the same brick <br />treatment as the north elevation. <br /> <br />4. The west elevation of the Phase II building should contain some glass. <br /> <br />5. The "finished exterior" of the west and east elevations of the Phase II building shouldbe <br />wrapped around onto the north elevation up to the first dock doors. <br /> <br />6.
