" <br /> <br />These requests for modification are being presented to the City of Arden Hills in the context of a <br />request for a Planned Unit Development (PUD) approval. The City's PUD Ordinance allows for <br />some design flexibility. The premise for justifYing these variance requests include the unique <br />character of the land, the nature of it's context within this area of the City and the overall goalsof <br />the City for development in the Gateway Business Zoning District. <br /> <br />Again, the following specific but modest variances are being requested from the City of Arden <br />Hills' Gateway Business (OB) Zoning District requirements: <br /> <br />1. Minimum office component requirement within each office/warehouse building reduced <br />from 25% to 10%. <br /> <br />2. Minimum landscape area requirement for the Phase II development reduced from 35% to <br />25.3%. <br /> <br />3. Minimum front yard parking setback for the Phase II development reduced from 50 feet to 13 <br />feet. <br /> <br />4. Minimum side yard parking setback for the Phase III and Phase IV building loading <br />dock/service areas reduced from 20 feet to 10 feet. <br /> <br />~ <br /> <br />5. Allowable building finish expanded from stone, brick and glass to also includepre-cast, <br />insulated concrete panels with architectural detailing and modulation of the building massing <br />at the entrances with Exterior Finished Insulate Structural System (EFISS). <br />. Each $5,000,000 (Five million dollar) phase investment in the community of <br />Arden Hills is based on Welsh's knowledge of the desire for, and need of, such space by many <br />tenants.
