<br />~ <br /> <br />e <br /> <br />, <br /> <br />?-/~ <br /> <br />The typical tenant for the office/warehouse market which is being targeted is likely to have an <br />office component from 10% to 20%. The desire is to continue the on-going relationship with the <br />City of Arden Hills with the understanding that tenants of this type do not typically have a 25% <br />or greater office requirement. Therefore, the variance request to 10% is designed to allow for the <br />flexibility to meet tenant requirements. <br /> <br />. <br /> <br />The City of Arden Hills shall be assured that there are no plans to be leasing space to bulk <br />distribution tenants. Based upon the total cost of the project, this development would not be <br />competitive with other bulk distribution projects, nor is it intended to be. The intent <br /> <br />MINIMUM LANDSCAPE AREA (PHASE II DEVELOPMENT ONLY) <br /> <br />The Code contemplates a 35% green space allocation. We are requesting a modest variance, <br />based on our site plan for Phase II, to 25.3%. This design will allow for appropriate vehicle <br />parking, truck access, maneuvering and dock area facilities within the Phase II development site. <br />Justification for this variance is accommodated through the P.U.D. The overall landscape area <br />percentage is 41 %. <br /> <br />MINIMUM FRONT YARD PARKING SETBACK (pHASE II ONLY) <br /> <br />In order to create a visually arresting and attractive building design and layout, with reasonably <br />marketable bay sizes and bay depths, we are also requesting variance from the 50 foot Front Yard <br />Setback to 14 feet (30 feet in some areas). The average front yard green space, created in the <br />Phase II development, is greater than the City code's minimum of 50 feet. This variance will <br />accommodate an efficient parking area design which maximizes the landscape area created on <br />this property. <br /> <br />e <br /> <br />MINIMUM SIDE YARD PARKING SETBACK (pHASE III AND IV) <br /> <br />Due to the truck apron length, we are also requesting a variance for the Side Yard Setback from <br />the suggested 20 feet to 10 feet. This green space is more effectively utilized in other portions of <br />these two phases. The green area percentage for Phases II and III are 36% and 54%, <br />respectively. <br /> <br />When reviewing the site plan as a whole, and particularly when considering it in the context of <br />the use and layout of the undeveloped areas in this portion of the Park, each of these modest <br />variances make great design sense.
