Highway 96 <br /> <br />SUBJECT: <br /> <br />ReQuest <br />The applicant is requesting approval of an amendment to North Heights Lutheran <br />Church's Planned Unit Development (see Site Plans, Exhibit A) for the addition of two <br />accessory structures (Exhibit B) on thc southwest portion of the property on the Highway <br />10 side of the property. <br /> <br />. <br /> <br />Back2:round <br />A Planned Unit Development for North Heights Lutheran Church was originally <br />approved by the City in Planning Case 84-21. The concept PUD set out a four-stage <br />development program. The PUD was amended with Planning Case 95-13 for the addition <br />of temporary classrooms and then again in Planning Case 97-05 for a major addition to <br />the Church as well as a change from a four to a three stage master plan (Exhibit C, three <br />stage master plan). <br /> <br />The first and second stages of the master plan have been completed at this time. This <br />application is not for phase three development (Sanctuary expansion) but for the <br />proposed addition of two accessory structures onto the property which arc not currently <br />shown on the master plan. North Heights Lutheran Church does have the intention of <br />discussing phasc three development with staff in the near future but are not ready to do so <br />at this time. <br /> <br />Zoninl:' Review <br />Two gazebos are being proposed: a 26' gazebo (Wil1iamsburg Pagoda) on the <br />northwesterly side of the principal structure and a 12' x 14' gazebo (Victorian Oval) on <br />the southwestcrly side. The Williamsburg gazebo is approximately 676 square feet in <br />area whereas the Victorian is 168 square feet. The gazebos arc considered accessory to <br />the principal structure on the property and are, therefore, being evaluated according to <br />accessory structure regulations. <br /> <br />e <br /> <br />Currently, the Zoning Ordinance docs not limit the number of accessory structures on a <br />property. Therefore, the addition of two is pem1itted. They also do not exceed the height <br />of the principal stmcture, nor do they exceed the height permitted by the Zoning <br />Ordinance of35'.
