<br />The Good. the Bad. and the Ul!lv <br />The Staff has visited numerous communities, some adjacent to Arden Hills some are not. It <br />became readily apparent that there are a lot of ways not to build neighborhood businesses. The <br />Staffis attaching various photographs of neighborhood businesses from around the Twin Cities <br />(Exhibit A). The Staffwon1d ask that the Planning Commission review these photographs and <br />point out to Staffthe various elements of these sites that either you would like or not like to <br />emulate. <br /> <br />Lindev's Steak House - 3600 Snellinl! Avenue <br />The property (pIN - 273023330014) is located at the northeast corner of Snelling Avenue (old <br />Highway 10) and County Road E (Exhibit B). The Steak House was constructed in 1951 <br />according to City building permit records. In 1973 (Planning Case 73-50) the owner, by Special <br />Use Permit, attached the adjacent residential structure (1467 County Road E) and rezoned the <br />residential property to B-2. The site is 1.454 acres in size and is currently zoned B-2 (General <br />Business) and has a designation of Commercial (Neighborhood Business is proposed).
