<br />Variance <br /> <br />Special circumstances - These parcels (3.l2-acres combined) were allowed to be land locked e <br />by past sub-divisions: Karth Lake South, Karth Lake South Second Addition, and Weaver Oaks <br />to the North. Public street access was proposed to the east end of the parcels for future re- <br />subdivision (see attachment II) but was not approved by the City. Also, due to errors in past <br />surveys and platting, six (6) feet have been encroached upon 4350 Hamline. The originallot <br />width was intended to be 132 feet, but when surveyed only came out to 126 feet. Without this <br />variance we would be denied reasonable use of our land. <br /> <br />Snbstantial property right - These parcels (4350 and 4360) currently contain one single-family <br />dwelling each, which is a lot size of approximately 4-5 times larger than the average lot size of <br />the neighborhood. As long time residents of Arden Hills, it is our property right, to reasonably <br />develop our property in an environmentally responsihle manner. Our request provides for seven <br />(7) single-family dwellings with an average lot size similar to or larger than the neighbors. <br /> <br />Public welfare and other property - Covenants will be in place to construct and maintain the <br />private drive to meet the specifications for emergency vehicles. The existing terrain will provide <br />for proper drainage that will not be injurious to other property. <br /> <br />Thank you, we appreciate your thoughtful review.
