Round Lake Road <br />Arden Hills, MN 55112 <br /> <br />Subject: Preliminary Plat - Hamline Preserve <br /> <br />ReQuest <br /> <br />The approval of the submitted preliminary plat (Hamline Preserve), consisting of seven (7) lots <br />on two (2) parcels, with a combined acreage of3.12-acres zoned Rl. Ibis request also includes <br />a variance to allow the use of a private drive rather than a public street, and a lot dimension <br />variance. <br /> <br />Background <br /> <br />The two parcels are 4350 and 4360 Hamline Avenue; these parcels currently each contaio one <br />single family home. 4350 is a 1.2-acre parcel owned by Tom and Kathy Goserud, who also hold <br />a special use permit to operate a seasonal business (Arden Hills Nursery). 4360 is a 1.9-acre <br />parcel owned by Roger and Sue Aiken. We are platting 4350 into three (3) lots, and platting <br />4360 into four (4) lots. These lots would obtain access to Hamline Ave via the existing private <br />drive at 4360. This subdivision would be very similar to the approved Amble Subdivision Case <br />#96-01. <br /> <br />These parcels are platted to meet or exceed minimum lot sizes and setbacks. The single family <br />homes placed on these parcels would face each other such that backyards would meet with <br />existing backyards in the neighborhood, and would be consistent with, and a nice addition to the <br />neighborhood. Because of the large trees and shrubs on these parcels and the neighboring lots, it <br />would be difficult to even see these homes from the neighboring homes. <br /> <br />These parcels are platted with easements for the drive access as well as utility access, and <br />covenants to maintain the drive. The private drive would be constructed and maintained to meet <br />the specifications for emergency vehicles. Please see attachment I for other locations within <br />Arden Hills with shared private drives. <br /> <br />The existing terrain of these parcels provides for good drainage and minima} grading. There <br />would be no adverse affects on existing properties. <br />
