Minimum Lot Width. The Zoning Ordinance in Section V, F, 3, states that the <br />minimum lot width in the R-l zoning district shall be at least 90 feet. Setbacks. The buildable area of each lot is identified on the plans submitted. <br /> <br />6. Easements. The Subdivision Ordinance in Section 22-8 (e) requires easements at least <br />twelve (12) feet wide centered on lot lines for ntilities and shall be dedicated to the city. <br />The applicant has incorporated this easement area into the area established for their <br />proposed private access. However, the area does not appear to be sufficient for public <br />utilities. Please see the November 1, 2001 memo from the City Engineer for additional <br />comments relative to the private access and necessary utility easements. <br /> <br />7. <br /> <br />Grading. The proposed drainage, sediment and erosion control measures which are <br />going to be used in the development of this property have not been included with the <br />preliminary plat. The Zoning Ordinance in Section VI, G, 8, b, requires that finished <br />slopes and grades shall not cause adverse drainage effects on adjoining properties. Given <br />the existing wetlands in the area and previous drainage prohlems, the proposed grading <br />and sediment and erosion control measures that are proposed to be used should be <br />identified. Please see the November 1,2001 memo from the City Engineer for additional <br />comments relative to drainage and related environmental impacts associated with the <br />development. <br /> <br />. <br /> <br />4 <br />
