<br />- <br /> <br />" <br /> <br />- <br /> <br />CITY OF ARDEN HILLS <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />December 8, 2000 <br /> <br />TO: <br /> <br />Mayor and City Council <br /> <br />Jennifer Chaput, City Planner ~ <br /> <br />Case #00-40, Planned Unit Development Amendment <br />Manufacturers' Services, 4300 West Round Lake Road <br /> <br />FROM: <br /> <br />SUBJECT: <br /> <br />Request <br />The applicant is requesting to amend the Planned Unit Development for 4300 West Round Lake Road for <br />expansion of a trash compactor from an eight yard compactor to a forty yard compactor (Exhibit A). <br /> <br />Back!!round <br />Manufacturers' Services contacted the City regarding the expansion of their current compactor in October. <br />They have been located at 4300 West Round Lake Road since August 1997, as stated in their letter (Exhibit <br />B). Since this time, they have grown significantly in staff and business, requiring the need for an expansion <br />to their compactor. Currently, the business uses an eight-yard compactor, approved as part of Planning <br />Case #96-12. The expanded forty-yard compactor would allow the business to operate more efficiently <br />with a more cost-effective way of disposing of solid waste. <br /> <br />The City has reviewed the following requests for this property: <br /> <br />Plannin!! Review <br />Screening of Mechanical Equipment. Section VI, E, 4, j of the Zoning Ordinance requires that, <br />"Screening shall also be provided where mechanical operating equipment is located on the ground or on <br />the roof of the premises.. . constructed and located to prevent direct view of the equipment". Screening <br />types may be a fence, wall or landscaping area. It is the property owner's responsibility to provide <br />screening, as required. <br /> <br />Currently, the eight-yard trash compactor is not screened. It is situated outside a large screened area, <br />holding liquid nitrogen tanks, as shown in the pictures in Exhibit C. The compactor is not currently <br />enclosed because it is pulled five days a week for servicing and can not be accessed from within an <br />enclosure. Also, it is not visible from the road since it is screened by the adjacent enclosure. Since the <br />proposed compactor is significantly larger than the existing compactor, the applicant has proposed a <br />screening fence that juts out from the enclosure to solely screen the compactor from the road.
