The proposed forty-yard compactor is an overall length of 26' plus the doghouse, <br />which is an additional 5' (shown in Exhibit D). <br /> <br />A site plan showing the phases of development in this area is provided for in Exhibit E. This shows that <br />the area where the compactor currently is situated and will be expanded within does not affect parking or <br />circulation in the parking area. There is plenty of room within the boundaries of the lot to accommodate the <br />larger compactor. As stated previously, the proposed compactor is required for this business to operate <br />efficiently. There are no other zoning code requirements that require review for this application. <br /> <br />Deadline for Al:encv Actions <br />The City of Arden Hills received the complete application for this request on November 7,2000. Pursuant <br />to Minnesota State Statute, the City must act on this request by January 6, 2001 (60 days), unless the City <br />provides the petitioner with written reasons for an additional 60-day review period. A letter of extension <br />was sent to the applicant on December 18, 2000, extending the review date for this application to February <br />15,2001, due to the cancellation of the second City Council meeting in December. <br /> <br />Lastly, if the City denies the petitioners' request, n... it must state, in writing, the reasons for the denial at <br />the time that it denies the request. n <br /> <br />ODtions <br />1. Commission Recommendations <br />The Planning Commission recommends approval of Planning Case #00-40, Planned Unit Development <br />amendment for 4300 West Round Lake Road, for the expansion of a trash compactor from eight yards to <br />forty yards, with the following conditions: <br />1. Construct a screening fence in the location shown on the applicant's plan of the same materials, opacity <br />and height of the existing screened enclosure to the west of the existing compactor, screening liquid <br />nitrogen tanks; and <br />2. Application for a building permit must be made with the Building Inspector; and <br />3. The compactor may be installed immediately on the condition that the screening will be in place by no <br />later than June 1,2001. <br /> <br />UDdates <br />While reviewing this case, the Planning Commission expressed some dissatisfaction with an existing <br />dumpster on the property, shown clearly in the pictures provided on the west side of the nitrogen tank <br />enclosure.
