Commissioner Galatowitsch indicated she felt this was a good alternative <br />to leaving the space a parking lot. e <br /> <br />Commissioner Sand indicated the Comprehensive Plan names both the north and south portions <br />of this intersection, within the City of Arden Hills, as gateway properties. <br /> <br />Chair Baker thanked him for the clarification. He stated he was uncomfortable with approving <br />the drive-in facility with it being closer than 1320 feet to several drive-in facilities. Ms. Chaput <br />indicated there were three facilities within the 1320 feet at this time, being the TCF, Wells Fargo <br />and McDonalds. <br /> <br />Chair Baker asked if the access through the Holiday Inn would have an easement. Mr. Kohler <br />noted there would be an easement with Holiday Inn and stated that this has been approved by the <br />Holiday Inn owners. <br /> <br />Chair Baker stated he was glad to see the building would be fully faced with brick on all sides. <br />He indicated the development does not address the future downtown development issues with a <br />pedestrian friendly enviromnent. <br /> <br />Commissioner Sand asked if the additional curb cut was a concern on County Road E. Ms. <br />Chaput stated the County reviewed this application and agreed with extending the curb on <br />County Road E and allowing access through the Holiday Inn parking lot. <br /> <br />Commissioner Zimmemlan noted concern for the contingencies within each of the four .. <br />applications before the Commission. He indicated additional information should be brought ., <br />back from the applicant on lighting, signage, etc. before the Commission should move on this <br />item. <br /> <br />Chair Baker asked for direction from staff. Ms. Chaput noted she would like to see this item <br />tabled to allow the applicant time to gather additional information. <br /> <br />Commissioner Zimmerman indicated he would like the City to work closely with this site to <br />increase appeal at this highly visible intersection and gateway property. <br /> <br />Chair Baker stated the Commission needs additional information on traffic studies for County <br />Road E and Lexington Avenue with regard to the drive-in, the obligations of the designated <br />gateway corner and the impacts on landscaping and signage, input from Holiday Inn as to their <br />approval in the use of the parking lot, hours of operation, a lighting plan, the height of the pylon <br />sign, and screening plan. <br /> <br />Commissioner Zimmerman moved, seconded by Commissioner Galatowitsch, to table Plarming <br />Case #00-45, Lot SplitlVariance/SUP/Site Plan Review for the Northeast Quadrant of County <br />Road E and Lexington Avenue for the creation of a Walgreens to allow for the presentation of <br />additional information on the items stated above. The motion carried unanimously (5-0). <br /> <br />This Planning Case will be reviewed at the Wednesday February 7, 2001, Planning Commission <br />meeting. <br /> <br />e <br /> <br />Chair Baker called for a recess at 9:07 p.m. The meeting reconvened at 9:20 p.m. <br />
