<br />ARDEN HILLS PLANNING COMMISSION - JANUARY 3, 2001 <br /> <br />7 <br /> <br />. <br /> <br />Commissioner Zimmerman indicated he has concern for the reduced number of parking spaces <br />for the Holiday Inn. He stated he understands it still meets the City requirements but explained <br />there could be issues during State Fair events. <br /> <br />Commissioner Zimmerman asked for the predicted volume of traffic for Walgreens. Mr. Kohler <br />indicated they are predicting mostly neighborhood traffic, which meets the Walgreens market. <br />He stated the maximum number of cars at peak time would be 36-40 cars. <br /> <br />Dan Ashback, 1580 Oak Avenue, indicated he was a local resident and business owner. He <br />stated he was concerned about increasing traffic in this area. Mr. Ashback indicated he would <br />like to see an office type business at this location to minimize the in and out traffic of a drive- <br />through. He indicated to the Commission there was already two drugstores within the City at <br />this time. <br /> <br />Larry Frattalone, Ace Hardware Store, stated he lives in the area and has found the traffic on <br />County Road E has become extremely difficult. He stated this site would pull traffic from more <br />than a one-mile radius and increase the chaos at this intersection. <br /> <br />Chuck Erickson, 4032 Wilshire, Shoreview, indicated he works at the pharmacy in Arden Plaza <br />and has concerns for the traffic on County Road E. Mr. Erickson indicated this business would <br />impact Holiday Inn traffic as well. <br /> <br />. <br /> <br />Ron Johnson, 1280 Nursery Court Hills, stated he has concerns for the entrance and exiting of <br />traffic from this site. He indicated traffic is heavy on County Road E as it is right now. <br /> <br />Chair Erickson closed the public hearing at 8:32 p.m. <br /> <br />Commissioner Sand noted this property is a gateway designated property and asked how this <br />designation would effect the proposal. He stated this comer, in the future, needs to hold a City of <br />Arden Hills sign with berming. <br /> <br />Commissioner Sand indicated he did not feel the style of the Walgreens building was <br />aesthetically pleasing because the parking was in front and the building was similar to all other <br />Walgreens. He added that the signs are to be no higher than 16 feet or below the eaves. <br />Commissioner Sand noted the eave was approximately 13 feet high. <br /> <br />Commissioner Sand noted the landscaping met the minimum requirements. He indicated this <br />was a gateway-designated property and asked that it be held to higher standards. Commissioner <br />Sand stated he would like the developer to increase the landscape designing on this property. <br /> <br />Commissioner Sand asked for clarification on the screening plan. He indicated the lighting plan <br />should have also been submitted for the Planning Commission to review. Commissioner Sand <br />stated he is also concerned about the traffic flow, with conjunction to the drive-though pharmacy. <br /> <br />Commissioner Sand asked if the exterior would be similar to the Holiday Inn. Mr. Kohler noted <br />. the exterior would be a dark reddish brick to blend with the Holiday Inn property. <br /> <br />Commissioner Galatowitsch stated she understands the concern for the gateway designation but <br />noted the Holiday Inn owns this property. She indicated she felt sufficient landscaping should <br />buffer the parking in the front of the building. She explained she was concerned about traffic <br />
