This land is a key <br />part of the Gateway PUD that has been the focus of great hope and effort on the part of <br />numerous community leaders f'Jf l11a:ny yeat's. <br /> <br />We have assembled a highly skilled and experienced team to assist us in al1 aspects of <br />this project, from planning, design and engineering, through financing, construction and <br />leasing. We fully understand that the site's location is strategic and the <br />image and character of the development that ultimately occupies this property is very <br />important to the city. We believe that we share your vision for a high quality <br />development for this site. We are fully committed to aggressively pursuing the highest <br />quality development that the market will support for this land. <br /> <br />We also recognize that there are a number of issues thai must be addressed to our mutual <br />satisfaetion in order to realize our shared vision, We would like to identify those issues <br />early Oil in the process and discuss th"ltl ful1y, It is critical that we start our working <br />relationship with very good COmmUnicll!iOn !lnd th,;! we pwceed with II clcar <br />understanding of one another's perspectivcs and interests. There is too much at stake to <br />proceed without a clear understanding of all of the issues. <br /> <br />This narrative continues on to address in summary form al1 of the information requested <br />by your application materials. You will note that there have been two illustrative concept <br />plans submitted for your review. Concept A contains two five-story office sections <br />joined by a two-story atrium. The buildings are served by both underground parking and <br />a two-level parking deck. Concept B consists of a five level office building, flanked by <br />two single level office buildings. The five story building has underground parking and the <br />projcct would be scrved by a two-level parking deck. <br /> <br />Tbis narrative concludes with a ~:ummarY of the key issues and a brief descriptkJll of the <br />factors that must be addressed through this planning and approval process. There may be <br />other issues that you are aware of that we have not yet identified.
