Property Description <br /> <br />e <br /> <br />Size <br /> <br />The proposed project site is localed in the northeast quadrant of the intersection ofI-694 <br />and 1-35W. Tl1e proposed site will require combining and replatting four separate <br />parcels. Parcell ovmed by Morris Communications [mnts on the freeway and include;; <br />19.9 acres, Pareel 2 and 1m exception parcel owned by ATS Steel both front on the <br />existing railroad right-of-way and include 1.1 acres and 3.1 acres respectively. The <br />railroad right-of-way that is owned by MT Properties/Burlington Northern Railroad, <br />parallels Gateway Boulevard and includes 2.4 acres. The total size of the assembled site <br />will be approximately 26.5 acres. <br /> <br />The site includes utility and road easements that must be vacated to allow development. <br />It also includes two billboard outlots (Outlots A and B - Morris Communications) and a <br />sightline easement that will need to be addressed and replatted to facilitate development. <br />The electric transmission line easement in the western part of th.e site will remain. <br /> <br />A "opy of the survey and legal descriptions are allached. <br /> <br />Existing Development <br /> <br />The site includes the following development. <br /> <br />e <br /> <br />The A TS Steel property is currently developed with an industrial building, parking and <br />loading areas and a stonnwater pond. A portion of3rd Avenue N. and 13th Street NE and <br />a storm water pond are located in the northwestern corner of the site. The Minnesota <br />Transfer (MT Properties) railroad right-of-way includes a spur line and siding to A TS <br />SteeL This spur line crosses 1.35W immediately south of Gateway Boulevard and is not <br />~urrelltly used. Morris Signs h~" two billboards located along the 1.694 frontage. An <br />NSP electrk transmission line and pipeline run north through the western part of the site, . <br />The remainder of the site is undeveloped. <br /> <br />Natural Systems <br /> <br />The site is generally rolling with three upland areas separated by wetlands and storm <br />water ponds. The elevations range between 879 and 901. The south central part of the <br />site and an area adjacent to the western stormwater pond are wooded. The remainder of <br />the undeveloped site is open with scattered trees. <br /> <br />I~isting W gtland~ <br /> <br />"Ine existing site includes f1ve wetlands and two stoflllwater ponds. The tot'll ,lCre,lge of <br />wetlands is approximately 4 acres. The two existing ponds total approximately .7 acres. <br />All wetlands have been delineated.
