The concept consists of 450,000 square feet of office space located in the <br />northea$t quadrant of the interchange of 1-694 and !.35W. 'The dcvelopmelll will generllte 4,950 <br />vehicle trips per day. <br /> <br />For this type of office building, both the a.m. and p.m. peal< hours will generate 675 vehicle trips. <br />We have further analyzed both peak hours by distributing traffic to inbound and outbound from <br />the development and then to the adjacent roadway system. In distributing traffic, we utilized a <br />area population concentration, peak. hour operational characteristics of the adjacent roadway "WI' <br />system and experience and familiarity with the area. This distribution was compared to past <br />studies and was consistent. In the a.m. peak hour, this development will generate approximately <br />210 westbound left turns from County Road 96 to Round Lake Road. The development will also <br />generate approximately 400 eastbound right tUITIS. Major impacts on adjacent intersections are <br />138 &ollthbound left turns from I-35W to County Road 96 and 257 l1OrthbOund right turns from <br />the nor1hbound 1~35W off ramp. The third major approach volume is 148 additional northbound <br />left turns fmrn Highway 10 to westbound County Road 96. <br /> <br />In the p.m. peak hour, it is anticipated that there will be 574 outbound trips, 373 will turn left <br />toward 1-35W with 242 turning left to go south on 1-35W and 201 vehicles will make right turns <br />from Round LaI<e Road onto County Road 96. <br /> <br />A study done by BRW, dated September 15, 1998, analyzed potential additional development in <br />the Gateway Center area to determine the number of additional developments that could take <br />place and still keep the intersection of County Road 96 and ROllnd Lake Road within design <br />capacity. The conclusion was that an increase of 1,100 trips in the p.m. peak hour from the 52 <br />acres still undeveloped could be accommodated, This concept generates 67S trips which is less <br />than that Mticipated as ITlllximum in the BRW study_ <br /> <br />While tbe total number of trips appears to fall within the guidelines of the BRW report, II morc <br />detailed analysis should be done of the intersections as the development concept becomes more <br /> <br /> <br />Short Elliott Hendrick.on Ino. .
