<br />. <br /> <br />. <br /> <br />. <br /> <br />ARDEN HILLS PLANNING COMMISSION - FEBRUARY 7, 2001 <br /> <br />12 <br /> <br />within the 200 feet area as stated in the ordinance. <br /> <br />Commissioner Erickson asked why the 200 feet restriction was created. Ms. Chaput noted she <br />was uncertain of this requirement after conversations with the City Attorney. <br /> <br />Commissioner Erickson stated his major concern with the proposed development was the traffic <br />implications on this intersection, <br /> <br />Chair Baker concurred but thanked the applicant for their improvements to the site based on <br />Commission comments and for the presentation on the traffic study. He noted he could support <br />the project as revised by the applicants. <br /> <br />Commissioner Galatowitsch indicated she had concerns for the lighting of this site. Mr. Kohler <br />noted the proposed fixtures were repressed and stated Walgreens would be in favor of the <br />warmer lighting tones to reduce the intensity. Mr. Bruegger added that the plan as proposed does <br />keep the lighting for this site within the property limits. <br /> <br />Commissioner Sand addressed the signage at this site. He asked if the applicant would be <br />willing to supply the base and brick portion of a gateway sign on the comer of Lexington Avenue <br />and County Road E. Mr. Bruegger noted he would be willing to work with the City on this issue <br />if the City would allow for two monument style Walgreens signs, one at each entrance. <br /> <br />Commissioner Sand asked if an easement would be needed, from the applicant for the City, for <br />the 20,foot by 20,foot comer. Ms. Chaput stated this would need to be within an easement to <br />legally maintain the portion ofland. <br /> <br />Commissioner Sand thanked the representatives for their willingness to work with the City on <br />this issue. <br /> <br />Commissioner Erickson noted he did not have an issue with the lot split but stated he did have <br />concern with the traffic at this intersection, <br /> <br />Commissioner Zimmerman moved, seconded by Commissioner Sand, to recommend approval of <br />Planning Case #00,45, lot split at County Road E and Lexington Avenue for Walgreens, for the <br />following reasons: <br /> <br />1. Lot split of the property at 1201 County Road E from one lot into two lots, for the <br />forrowing reason and with the forrowing conditions: <br />a) The proposal meets the minimum requirements of Section 22,12, (e) of the City Code; <br />b) The subdivision shall be recorded with Ramsey County within sixty days of approval <br />from the City Council; and <br />c) Following recording with Ramsey County, the applicant will provide a final plat plus <br />evidence of recording to the City of Arden Hills. <br /> <br />The motion carried unanimously (6,0). <br /> <br />Commissioner Zimmerman moved, seconded by Commissioner Pakulski, to recommend <br />approval of Planning Case #00,45, variance at County Road E and Lexington Avenue for <br />Walgreens, subj ect to conditions stated by Staff: <br />
