<br />ARDEN HILLS PLANNING COMMISSION - MARCH 7, 2001 <br /> <br />16 <br /> <br />The Planning Commission directed staff to work with the applicant on their request for an <br />advertisement sign prior to construction, <br /> <br />. <br /> <br />Commissioner Galatowitsch stated the one year time period would not start the process over at <br />"square one" but would allow the opportunity to communicate with the City on the progress of <br />the project and to request an extension, <br /> <br />Mr. Shardlow noted the Code requires the Final Plan to be filed within six months. However, he <br />would support writing new language to extend the time period and provide an opportunity to <br />request an extension. He stated his concern is the "sunset" of the approval in six months, <br /> <br />Commissioner Erickson suggested revising the language to add a year to the time period, <br />allowing 18 months. Mr. Shardlow stated that would be acceptable, <br /> <br />The Commission agreed to extend the time period by one year to 18 months. <br /> <br />Commissioner Erickson noted that numerous changes have been made to the Design Standards <br />and should be included in the motion. <br /> <br />Ms. Chaput asked that the Planning Commission address the issue of building height. <br /> <br />Commissioner Zimmerman stated it was mentioned that the Commissioners realize they may be <br />asked to approve an eight-story building depending on the tenant but that is not known today. <br /> <br />Commissioner Erickson stated he was asking for definition on what comprises the eight stories . <br />and ifit includes the underground parking and roof-top mechanical equipment. Mr. McClure <br />stated it would include the occupied stories, <br /> <br />Commissioner Duchenes noted it was mentioned that groundwater is a concern so the site could <br />not be lowered. Mr. McClure stated that is correct. <br /> <br />Commissioner Zimmerman asked if, under "Purpose and Intent," it will indicate these design <br />standards govern over and above applicable City Ordinances, It was indicated that was the case. <br /> <br />Commissioner Pakulski and Chair Baker stated they can live with eight stories, Commissioner <br />Erickson stated he is in concurrence with a generally tall building, whether it is eight stories or <br />some other design, <br /> <br />Commissioner Zimmerman stated if the revised design standards are included in the motion, he <br />believes the applicant should also have the opportunity to consider approval of the standards, <br /> <br />Mr. Shardlow stated they will revise the design standards in a redline version and provide it to <br />the City. <br /> <br />Ms, Chaput stated she will provide that document to the Planning Commission prior to Council <br />consideration. <br /> <br />. <br /> <br />Commissioner Zimmerman moved, seconded by Commissioner Erickson, to accept the Design <br />Standards as revised during the discussion this evening and recommend approval of Planning <br />
