<br />Case #01-05, Master Planned Unit Development ofthe properties located in the Northeast
<br />quadrant ofI-694 and I-35W, with the following conditions:
<br />1. The proposed document "Gateway Business Center--Arden Hills, MN, Proposed Planned
<br />Unit Development Design Standards", revision dated March 7,2001, be amended
<br />accordingly (additions are shown in CAPS, language removed is ,trickon):
<br />a) Page I, Purpose and Intent, third line of the first paragraph should read, ",. ,consist of A
<br />PREDOMINATELY office DEVELOPMENT and supporting ancillary uses.., ";
<br />b) Page I, Permitted Uses, strike #1 relating to antennas and add it under Permitted Accessory
<br />Uses;
<br />c) Page I, Permitted Accessory Uses, #1 should read, "Any incidental assembly, repair,
<br />processing, CLASS I manufacturing"."
<br />d) Page 2, Permitted Accessory Uses, #7 should read, "Day Care Nursery WITH LESS THAN
<br />TEN CHILDREN";
<br />e) Page 2, Lot Area, Lot Width, and yard Requirements, #1, should read, "Lot Area: One acre
<br />minimum, NOT TO EXCEED TWO LOTS OF THIS SIZE"
<br />f) Page 4, Building Design and Materials, #4, last line ofthe paragraph, should read, "" .ofthe
<br />fayade. ACCESSORY BUlLDINGS SHALL MEET THE SAME BUlLDING MATERIAL
<br />REQUlREMENTS AS PRINCIPAL BUlLDINGS, Allowable materials". ";
<br />g) Page 4, Building Design and Materials, #4 B, should read as follows, "Secondary exterior
<br />building materials may be decorative block (LIMITED TO SINGLE STORY
<br />STRUCTURES), integrally colored stucco, or heavy guage aluminum or prefinished
<br />architectural metal panels OR EIFS (TO A MAXIMUM OF 10% OR THE STRUCTURE);
<br />h) Page 5, Building Design and Materials, #4 C, should read as follows, "Synthetic stucco eF
<br />ElliS (Exterior Insulation ami Finish Systems) may be permitted as a secondary material on
<br />upper floors only";
<br />i) Page 5, Building Design and Materials, #4 F, should be stricken completely;
<br />j) Page 5, Building Design and Materials, #10 should be stricken completely;
<br />k) Page 5, Building Design and Materials, #11, second line, should read as follows,
<br />"" ,submitted for staff PLANNING COMMISSION review AND CITY COUNCIL

<br />I) Page 6, parking Requirements, #3, second line should read, ".. ,shall be screened with a

<br />n) Pages 8 and 9, Signage, be removed in its entirety from the document for review during the
<br />final PUD process, with the exception of#2 J, which should read as follows, "Temporary
<br />leasing signs and marketing signs will be allowed AS RECOMMENDED TO CITY
<br />COUNCIL BY STAFF".
<br />2. Maximum office component requirement be increased from 50% to 100% as per the
<br />"Variance Requests and Findings, (a)" section of the staff memorandum;
<br />3. Minimum building size be reduced from 20,000 square feet to 6,000 square feet, as per the
<br />"Variance Requests and Findings, (b)" section of the staff memorandum, allowing no more
<br />than two structures of this size on the property;
<br />4. Maximum building height be increased from 35 feet to eight stories as per the "Variance
<br />Requests and Findings, (c)" section of the staffmemorandlUll;
<br />5. Parking ramps/decks be permitted within the front yard setback and the side yard/comer
<br />setback as per the "Variance Requests and Findings, (d)" section of the staff memorandum;
<br />6. Side yard interior and comer setbacks for the principal structure(s) must meet the
<br />requirements of the Gateway Business District and are not permitted as proposed to be
<br />decreased to 10' on the interior (where 20' is required) and 20' on the comer (where 50' is
