'i <br /> <br /> <br />HiLLS <br /> <br />Section 6 c1 b of Arden Hills' Zoning Code limits the number of non-residents employed at a home-based <br />business to 1. We would like to request a variance or respectfully ask that the city council examine this <br />code and possibly revise it. Due to advancesin technology and readily available network access from <br />homes, there is a trend toward home based businesses. (See attached brief.) <br /> <br />e <br /> <br />We have purchased Lot 1 Block 1 Josephine East in Arden Hills and plans are underway for building our <br />home very soon. Currently, we have a home based web design business and would like to continue to <br />running it from our new residence. Catalyst Studios, Inc. consists of my husband, me, a programmer and <br />a recently hired designer. We like staying small, but could potentially see hiring another employee or two <br />in the next 3 years. The business doesn't have clientele or deliveries that come to our home, everything <br />is done electronically. <br /> <br />Dur lot has special characteristics that would make it ideal for a home baseo business. <br />1. It is large by most standards - 80' x 240' - 19,200 sq feet. <br />2. There is a paved road from Lexington on our property that will no longer be available for pub- <br />lic use once construction is completed on the cui de sac on Shoreline Lane. This road enters <br />the rear of our lot and would be utilized for employee parking only. It would not be interruptive <br />to any neighboring properties. <br /> <br />We have taken special precautions to ensure our home does not appear different than other private resi- <br />dences. By utilizing space over the garage, the business can be in a dedicated space (approx. 25% of the <br />total square footage) but would not make the structure look out of the ordinary.
