Both the present and proposed garage are located in what <br />technically is the front (street) side of this residence located on Lake Johanna. Therefore, a <br />variance from the required front yard setback is requested. The new garage will be forward and <br />north of the present garage, and mirror the garage at 3352. It would be located on an unpaved <br />area now used for parking and storage of a boat. <br /> <br />Backl!round: <br /> <br />The homes along this part of the Lake Johanna Boulevard drop steeply down to the lake. The <br />elevation of the present garage and parking area are maintained by a retaining wall. The two <br />homes to the north and the three homes to the south all have double car garages. The garages on <br />the newer or remodeled homes, 3342 and 3330 are attached with driveways leading down to <br />them, while the older homes 3356, 3352, and 3336, and the present 3346, all have garages at the <br />elevation of Lake Johanna Blvd. and located totally within the front setback. <br /> <br />The garage on the property directly to the north is located on the front property line, the garage <br />on the property directly to the south is attached to the home, and the view of the present and new <br />garage is buffered by a lilac hedge. <br /> <br />No home is located directly across Lake Johanna Blvd. from the Teelings. <br /> <br />Standards: <br /> <br />The Conditions required for a Variance are found in Section 8.
