Table for additional information. <br /> <br />Recommendation: <br /> <br />Staff recommends the Commission recommend approval of the variances requested by Robert <br />and Cynthia Teeling, as required by their site plan, at 3346 Lake Johanna Blvd. to replace their <br />existing one car garage with a new two car garage, finding: <br /> <br />1. The lakefront location of this property, the steep slope from the roadway to the lake, and <br />the impracticality expanding the depth or the width ofthis property, and the location of <br />the present home on the site prohibit a conforming location for a garage. Development of <br />a two car garage is a reasonable and expected part of the permitted residential use ofthe <br />property. e <br /> <br />2. The above conditions that create this hardship are unique and have not been created by <br />the present owner. <br /> <br />3. Due to the existing garage location, the present use for parking of the remainder of the <br />front yard ofthe property, the location of the garage on the property to the north, and the <br />relationship of the proposed garage, the present garage on the property to the south, and <br />the living areas ofthe home to the south, and the typical location of garages along Lake <br />Johanna Blvd. of properties with lake frontage, the surrounding properties should not be <br />adversely affected by granting the variance to permit construction in the proposed <br />location. <br /> <br />4.
