Are the circumstancesfor which the variance is requested unique to the <br />property? ' <br /> <br />The water tower that exists on the site is one of the few private towers in the <br />state and is unique to the City of Arden Hills. Guidant Corporation's ability <br />to promote our presence in the City of Arden Hills through painting our logo <br />on the water tower will not only enhance our campus, but also make this <br />tower even more unique for the City. <br />The additional monument signs proposed on the site will reinforce Guidant <br />Corporation's presence in the City of Arden Hills. They will provide <br />direction to visitors to the site, strengthen our corporate identity and help <br />, solidify our position in the Arden Hills community. <br /> <br />2. Will granting the variance be in keeping with spirit and intent of the City's <br />Zoning Code? <br /> <br />This request is in keeping with the spirit and intent of the City's Zoning Code. . <br />The Code does not address signing a water tower because there are no private <br />towers besides this one in the City. The variance we seek is based on the <br />height restriction on signs and with the tower being an existing structure; it is <br />not feasible to have the sign at the Code height of 16 feet. <br />We also seek a variance on the number of signs allowed on the property. <br />Under the terms ofthe lease of one of our tenants they are allowedsignage on <br />Lexington. At the termination of this lease, this sign will go away.. In the <br />meantime we are requesting the ability to place our corporate name on this <br />main thoroughfare in Arden Hills. Additionally, because oftbe amount of <br />street frontage of this land parcel and the fact that there are two entries into <br />the property, we would like to place a smaller, additional monument sign at <br />the north entry into the property. <br /> <br />3. Can the property in question be put to reasonable use without the granting of <br />the variance? <br /> <br />Being able to create this unique circumstance, a signed water tower in the City <br />of Arden Hills is obviously not possible without the granting of this variance <br />as the height restriction prohibits any such use. <br />The property is currently in use and would remain so without the number of <br />signs allowed variance. However, the corporate identity of additional <br />monument signs on Lexington Avenue and the strong presence of Guidant A <br />Corporation in the City of Arden Hills would be a benefit to both parties. ., <br />
