Its design is driven by the corporate image <br />of Perkins rather than conditions of the site or the district it is located in. The addition <br />will allow changes to the interior which will improve its attractiveness and function, and <br />increase the competitiveness, and therefore the contribution ofthe use and the site to the <br />district and City. <br /> <br />Options <br /> <br />1. Recommend approval as submitted. <br />2. Recommend approval with conditions. <br />3. Recommend denial with findings or conditions. <br />4. Table for additional information. <br /> <br />Staff Recommendation <br /> <br />Staff recommends the Commission with the condition the dumpster enclosure be completely <br />enclosed and faced with brick and all trash containers at all times be located within this <br />enclosure, approve the site plan, finding the proposed addition and exterior modifications <br />described on the Plan Sheets dated 8-6-01 wi]] allow the restaurant to continue to meet the needs <br />of the surrounding community with a site plan and appearance that is compatible with its <br />neighbors, generates no negative impact on the image of Lexington Avenue and remainder of the <br />district, and avoids the introduction of any new traffic congestion on local streets. <br /> <br />Planninl! Commission Recommendation <br /> <br />The Planning Commission unanimously recommended site plan approval in Planning Case #01- <br />24 with the following conditions: <br /> <br />I. The dumpster enclosure be completely enclosed and faced with brick and all trash containers <br />at all times be located within this enclosure. <br />2. The property conforms with existing landscape and parking requirements. <br /> <br />In addition to the above conditions identified by the Planning Commission, staff would <br />recommend approval of the site plan with a third condition: <br /> <br />3. The easterly access to the property be made "enter only." <br />
