The owners oj such platted lots to be consolidated shall file with the City Planner <br />a surveyor registered land survey oj the lots to be consolidated. <br /> <br />A registered land survey has currently not been submitted for the property. This <br />would be a condition of the approval for the consolidation. <br /> <br />B. The parcel resultingJrom the consolidation shall not have an area, dimensions or <br />setbacks which are less than the minimum requirements specifiedJor the zoning <br />district in which the parcel is located in the Zoning Ordinance. <br /> <br />The consolidated parcel will exceed all minimum dimensional criteria for the district <br /> <br />C. It is determined that the proposed consolidation will not be detrimental to the <br />public welfare or injurious to adjacent tracts in the area in which the <br />consolidated parcel is located. <br /> <br />The consolidation will not negatively impact neighboring properties. <br /> <br />The applicant will be available at the meeting to clarify any questions that you might <br />have relative to any of the aforementioned items. <br /> <br />Recommendations <br /> <br />A. In Planning Case #01-29, the Planning Commission recommends approval of the site <br />plan with the following conditions: <br /> <br />1. The seven parking spaces non-bituminous parking spaces should utilize turf <br />blocks. <br />2. A grading and utilities plan be submitted and approved by the City Engineer. <br />3. Trash be enclosed in a temporary enclosure until such time as the existing garage <br />is replaced at which time a masonry enclosure consistent with the building and <br />garage will be provided. <br />4. The applicant obtains all necessary permits from the Rice Creek Water Shed <br />District and Ramsey County; <br />5. Compliance with the applicable provisions of the Zoning Ordinance <br /> <br />B. In Planning Case #01-29, the Planning Commission approval of the revised Special <br />Use Permit. <br /> <br />C. In Planning Case #01-29, the Plmming Commission recommends approval of the <br />minor subdivision/lot consolidation based on the following findings, and with the <br />following conditions: <br />
