Consider approval contingent upon evaluation by City <br />Engineer <br /> <br />A detailed grading and utility plan have not been evaluated. Staff would suggest <br />making approval contingent upon any recommendations provided by the City <br />Engineer. <br /> <br />11. Aesthetics <br /> <br />Therc are no specific aesthetic guidelines for development in the R-l Single Family <br />Residential District. <br /> <br />Special Use Permit <br /> <br />Institutional housing is a Special Use in the R-1 zoning district. Special uses are those <br />uses that are generally compatible with the basic use classification, but should not be <br />permitted generally or as a matter of right because of special problems which the <br />proposed location might present. The current Special Use Permit allows the fonowing: <br /> <br />e <br /> <br />". . . visitations by elderly people, participation in programs of the permittee, <br />daytime recreational activities, staff/volunteer retreats and meetings, vacation <br />sessions and overnight stays for 3 to 4 persons, . . " <br /> <br />With the proposed expansion of the facility, the applicant is requesting an amendment to <br />the Special Use Permit to allow for: <br /> <br />". . . visitations by elderly people, participation in programs of the permittee, <br />daytime recreational activities, stafJIvolunteer retreats and meetings, vacation <br />sessions and overnight stays for up to 10 people, . . " <br /> <br />The applicant's statement, original Special Use Permit, and proposed Special Use Permit <br />are attached for your review. <br /> <br />Minor Subdivision / Lot Consolidation <br /> <br />For "housecleaning" purposes, staff has suggested that all four of the properties be <br />consolidated into one.
