Provide a project summary of 50 words or less to be published in the fOB <br />Monitor. <br /> <br />The Gateway Business Center is a 26,5-acre commercial development proposed in the <br />City of Arden Hills, The proposed development includes buildings up to eight stories <br />in height, with underground parking and two double-level parking deeks. Landscaped <br />buffers will be ineorporated throughout the site. <br /> <br />b) Project Description. Give a complete description of the proposed project and related new <br />construction. Attach additional sheets as necessary. Emphasize construction, operation <br />methods and features that will cause physical manipulation of the environment or will produce <br />wastes. Include modifications to existing equipment or industrial processes and significant <br />demolition, removal or remodeling of existing structures. Indicate the timing and duration of <br />construction activities. <br /> <br />The project site is located in the northeast quadrant of the intersection of 1-694 a. <br />(southern boundary) and 1-35W (western boundary) in Arden Hills, Ramsey County, ,., <br />MN, Gateway Boulevard forms the northern and most of the eastern boundary of the <br />site, Minnesota Transfer (MT Properties) railroad right-of-way runs along the south <br />side of Gateway Boulevard. A railroad bridge connects the western boundary of the <br />site with the property located on the west of I-35W, Thirteenth St. NE, a cul-de-sac <br />connected to Gateway Boulevard, runs east-west and stubs into the northwest portion <br />of the site. <br /> <br />Parcell, owned by Morris Communications, is located adjacent to the 1-694 freeway <br />and consists of 19,9 acres, Parcel 2 and an exception parcel, owned by ATS Steel, are <br />located adjacent to the existing railroad right-of-way and consist of 1.1 and 3.1 acres <br />respectively. Two connected A TS Steel buildings, a one-story and a two-story, are <br />located on the exception parcel. The railroad right-of-way, owned by MT <br />PropertieslBurlington Northern Railroad, parallels Gateway Boulevard and eonsists <br />of 2.4 acres. <br /> <br />The proposed Gateway Business Center presented in this EA W represents a <br />maximum development scenario consisting of office and supporting ancillary uses, <br />made mutually compatible through a combination of careful design and coordinated <br />public and private investment. The proposed development scenario may include <br />general, professional, and medical offices, medical clinics, financial institutions, and <br />typical accessory uses, Supporting aecessory uses, such as parking areas, signage, and <br />fitness centers, day care facilities, convenience retailing and food services, will e <br /> <br />Page 2 <br />
