.

e

e

Gatewav Business Center - Arden Hills. MN

EAW

September 2001

and Erosion Control Plan, Figure Cl.O). It IS assumed the City's water capacity IS
adequate to serve this type of development.

According to the Phase I EA, a well is located at the ATS Steel property, which was
installed in 1978 to a depth of 117 feet and is still active for industrial purposes, The well
owner is Minnesota Diversified. This well will be properly closed upon redevelopment of
the site.

Two groundwater monitoring wells are located on the northwest eorner of the site. The
Minnesota Unique Well Numbers are 434035 and 434038. These wells will not be
affected by the development.

14. Water-Related Land Use Management Districts. Does any part of the project involve a
shoreland zoning district, a delineated 100-year flood plain, or a state or federally designated wild
or scenic river land use district? D Yes iii No

If yes, identify the district and discuss project compatibility with district land use restrictions.

Not applicable.

15.

Water Surface Use. Will the project change the number of type of watercraft on any water body?
The proposed project will have no impact on the number or type of watercraft on any water body,
DYes IiINo

If yes, indicate the current and projected watercraft usage and discuss any potential overcrowding
or conflicts with other uses.

Not applicable.

16. Erosion and Sedimentation. Give the acreage to be graded or excavated and the cubic yards of
soil to be moved in acres and cubic yards.

:t20 acres = :t78,770 cubic yards

Describe any steep slopes or highly erodible soils and identify them on the site map. Describe any
erosion and sedimentation control measures to be used during and after project construction.

No steep slopes or highly erodible soils exist on the site,

Proposed slopes will not exceed 3:1 (horizontal to vertical), Retaining walls will be used
in some areas to maintain slopes 3: 1 or flatter and to avoid wetland impact. Best
Management Practices (BMPs) will be used for control of erosion and sedimentation.
Erosion control measures will include silt fence, rock construction entrances, and silt sack
inlet filters (See Grading, Utility and Erosion Control Plan, Figure Cl.O), BMPs will be
installed prior to initial grading and maintained throughout the construction process.

17.

Water Quality - Surface Water Runoff

Page 15
