It is for this reason,
coupled with some of the discussion that occurred during Monday's work session, which
compels us to write this letter to clarify what we perceive may be some misunderstanding
about the approach we are recommending for this site. The approach we are
recommending is different than what the other teams are suggesting and I believe in
making our presentation we spent too much time introducing ourselves and telling you
about our abilities and not enough time explaining our approach to this site and the
unique opportunity it provides for the City of Arden Hills.

Our recommended approach is as follows:

Blank Sheet of Paner: We deliberately have not expressed to you what we would plan
to build on this site. We believe it is premature to do so. The City first needs to
develop its vision for the site. This is critical While we would expect to provide
our assistance and expertise in helping the City to develop this vision, this needs
to come initially from the City and not the development team. For this reason we
have not developed any drawings of how the site might develop.

At the work session we heard preferences ranging from a grocery store to a
predominantly residential community. At the same time it was expressed that the
City still does not know how much land will be available. These issues need to be
addressed before any developer can honestly describe for you their vision for the
site.

1521 94[11 Lnw i\i.E.

;V[i1i11f.::;lpolis, i\.Jinncsol2
eJ

phone 765 792-8974

l~lX 765 'l)::'-897()

()

t'
V""..,.~

j...., i\
~
