It is for this reason, <br />coupled with some of the discussion that occurred during Monday's work session, which <br />compels us to write this letter to clarify what we perceive may be some misunderstanding <br />about the approach we are recommending for this site. The approach we are <br />recommending is different than what the other teams are suggesting and I believe in <br />making our presentation we spent too much time introducing ourselves and telling you <br />about our abilities and not enough time explaining our approach to this site and the <br />unique opportunity it provides for the City of Arden Hills. <br /> <br />Our recommended approach is as follows: <br /> <br />Blank Sheet ofPaDer: We deliberately have not expressed to you what we would plan <br />to build on this site. We believe it is premature to do so. The City first needs to <br />develop its vision for the site. This is critical. While we would expect to provide <br />our assistance and expertise in helping the City to develop this vision, this needs <br />to come initially from the City and not the development team. For this reason we <br />have not developed any drawings of how the site might develop. <br /> <br />At the work session we heard preferences ranging from a grocery store to a <br />predominantly residential community. At the same time it was expressed that the <br />City still does not know how much land will be available.
