St. Paul and Minneapolis are the <br />core cities of the Twin Cities metropolitan area. <br /> <br />Arden Hills lS a second ring suburb of the city of St. Paul, with <br />the city of Roseville lying between St. Paul and Arden Hills and <br />forming Arden Hills' southerly boundary. New Brighton forms Arden <br />Hills westerly boundary, with the Twin Cities Army Ammunition <br />property forming the northerly boundary and the city of Shoreview <br />forms Arden Hills' eascerly boundary. <br /> <br />. <br /> <br />Major roads servicing the area include I-35W, which runs north and <br />south along Arden Hills' westerly boundary and 1-694, which runs <br />east and west through Arden Hills' central area. U. S. Highway <br />10, State Highway 51 and County Road 96 and other local roads <br />provide excellent access to and through the city and connect with <br />other maj or roads, providing access cO the entire metropolitan <br />area. <br /> <br />Arden Hills' population has been increasing as the availability of <br />land permits. The city's 1970 population was 5,149, the 1980 <br />census indicated 8,012, in 1990 it was 9,199, and the 2000 census <br />indicated 9,652. <br /> <br />The immediate subject area consists of office/warehouse/light <br />manufacturing properties lying to the sOuch of the subject tract. <br />These include the Nott Company, Grainger Industrial Supply, <br />Scholls, Inc., the Arden Hills Commerce Center, and ocher similar <br />installations. These properties all lie easterly of newly <br />constructed Round Lake Road West. The reader will note in one of <br />the pictures that the power line easement running through the <br />subject property runs southerly and just easterly of Round Lake <br /> <br />e <br /> <br />3 <br />
