<br />Memo to Planning Commission <br />Planning Case #02-03: Podlasek Minor Subdivision <br />Page 2 of 4 <br /> <br />Proposed Density: <br /> <br />Topography: <br /> <br />1.25 units per acre <br />Relatively flat. <br /> <br />. <br /> <br />The applicant has provided a statement outlining the history of the property to be <br />subdivided. The request essentially would divide an existing 1.6 acre parcel into two <br />lots. A survey outlining is included for the Commission's reference. Please note that <br />the actual minor subdivision pertains to lots "B" and "C" identified on the <br />certificate of survey. Lot A is currently an existing lot that belongs to Mr. Podlasek's <br />daughter and is only provided for reference purposes. An evaluation of the new lots to be <br />created is contained in "Lot Desien" section below. <br /> <br />Lot Desien <br /> <br />LotB: <br /> <br />Lot B exceeds all code requirements in terms ofJot width, depth, and area. As the <br />applicant's narrative statement indicates, he intends to give this lot to his daughter. <br /> <br />LotC: <br /> <br />Lot B exceeds all code requirements in terms ofIot width, depth, and area. There is an <br />existing single family residence on the property. This property would be retained by the <br />applicant. <br /> <br />. <br /> <br />L Minimum Lot Area. The Zoning Ordinance in Section V, F, 2, states that the <br />minimum lot area for lots in the R-l zoning district shall be at least 14,000 square <br />feet. The two lots to be created as a result of this minor subdivision meet the area <br />requirement <br /> <br />Lots Required Lot Area Provided Lot Area <br />LotB 14,000 square feet 39,256 sauare feet <br />LotC 14,000 square feet 37,778 square feet <br /> <br />2. Minimum Lot Depth. The Zoning Ordinance in Section V, F, 3, states that the <br />minimum lot depth in the R-l zoning district shall be at least 130 feet.
