In Planning Case #02-03, staff recommends approval of the minor subdivision based <br />on the following findings, and with the following conditions: <br /> <br />. <br /> <br />1. The application is able to meet the minimum requirements of Chapter II of City <br />Code for the minor subdivision of property; <br />2. The dedication of a (12) foot wide easement centered on the common lot line for <br />utilities to the city. <br />3. A registered land survey shall be recorded with Ramsey County within sixty days <br />of approval from the City Council; and <br />4. Following recording with Ramsey County, the applicant will provide evidence of <br />recording to the City of Arden Hills along with a copy of the registered land <br />survey. <br />5. Payment of the appropriate park dedication fee as determined by an independent <br />appraisal provided by the applicant. <br /> <br />Deadline for Ae:encv Actions <br /> <br />The City of Arden Hills received the completed application for this request on March I, <br />2002. Pursuant to Minnesota State Statue, the City must act on this request by April 29, <br />2002 (60 days), unless the City provides the petitioner with written reasons for an <br />additional 60 day review period. The City may with the petitioners consent extend the <br />review period beyond the 120 days. <br /> <br />. <br /> <br />Options <br /> <br />1. Recommend approval as submitted. <br />2. Recommend approval with conditions. <br />3. Recommend denial. If the City denies the petitioners request, .....it must state in <br />writing the reasons for the denial at the time that it denies the request". <br />4.
