Describe the current land uses on the site. <br /> <br />The 2300 acre site is currently owned by the Department of the Army consisting of buildings <br />and site improvements that previously supported the use of the property as an ammunitions <br />production facility. The Minnesota Army National Guard currently has license to <br />approximately 1200 acres on the eastern portion of the property for training purposes. The <br />site is currently one of the largest tracts of undeveloped land in the core metropolitan area. <br /> <br />b. Identify adjacent land uses, development and transit services. <br /> <br />The area identified for potential development is bordered by 1-35W to the west; residential <br />and institutional uses to the north and south; and areas of the TCAAP property currently <br />under license by the Minnesota Army National Guard to the east. Transit service is currently <br />limited to an adjacent park and ride in Mounds View and limited service on Lexington <br />Avenue. <br /> <br />c. Describe potential additions or changes to the land uses the proposed project may generate. <br /> <br />Based on preliminary planning and visioning for the property, it is anticipated that the <br />property will be developed with a mix of residential, commercial, and office development. <br /> <br />2.
