<br />, <br /> <br />Memo to Mayor and Council <br />Cub Concept POO <br />June 10, 2002 <br />Page 2 of 4 <br /> <br />Oppidan Investments, on behalf of Cub Foods, is requesting a concept plan review to construct a <br />Cub Foods at the comer of Grey Fox and Lexington Avenue. This proposal contemplates the <br />demolition ofthe existing building and integrating the site with the Shannon Square retail center <br />to the south. <br /> <br />. <br /> <br />A concept plan review allows an applicant to solicit Ilon-billding comments from the Planning <br />Commission and City Council prior to a full submission of materials. If the applicant wishes to <br />proceed with the project it would be necessary to obtain Master and Final POO approvals. While <br />a comprehensive site plan evaluation has not beell completed, staff would offer the following <br />comments: <br /> <br />I. Zoning: Retail sales and service is a permitted use within the B-3 Service Business District. <br /> <br />3. Parking: As noted in applicant's narrative statement, the proposal contemplates shared <br />parking between the proposed Cub and Shannon Square. Shannon Square is the existing <br />retail property to the south of the proposed Cub location. As indicated above, the applicant's <br />overall ratio is 5.3 stalls per thousand square feet of building. Our current parking guidelines <br />require 6.6 stalls per 1,000 square feel of gross retail sales floor space. After taking into <br />consideration warehouse space associated with the grocery operatioll, the parking <br />requirement would be closer to the code required amount. Based on discussions with the <br />applicant, they have indicated that Cub stores throughout the metropolitan area have parking <br />ill the range of 4.5 to 6.5 stalls per 1,000 square feet of building. <br /> <br />. <br />
