Landscape Lot Area <br /> <br />The City's landscape lot area for the B-3 Zoning District is 25%. At this time, the applicant <br />is proposing to provide 20% on site. To account for this deficiency, staff has suggested that <br />additionallandscapillg be provided particularly along Grey Fox Road and Lexington A venue. <br />Our current landscape regulations require 320 caliper inches of deciduous and coniferous <br />trees. Traffic and Access: The concept plan outlines three access points to the property. The <br />current access to Shannon Square is proposed to be relocated 50 feet to the north. This area <br />currently has a storm water pond in place as evidenced hy an existing ponding easement that <br />is in place. The applicant is working with the Rice Creek Watershed District to ascertain <br />what needs to occur prior to altering this area. <br /> <br />Two additional access points are placed on the northern portion of the property off of Grey <br />Fox Road. Based on a preliminary review by the City Engineer, it is his perspective that this <br />intersection will likely need to be upgraded with this proposal. In conjunction with the <br />Master and Final Planned Unit Development application, the applicant will be submitting a <br />traffic impact study to determine the Ilature of improvements required to support the level of <br />development contemplated. <br /> <br />6. Storm Water Management: The applicant is currently evaluating options for storm water <br />management on the site. To the extent practical, city staff is working on regional treatment <br />options with the developer. <br /> <br />7. Building Elevations: The enclosed building elevations outline the building aesthetics. The <br />applicant is proposing rock faced block and EFIS as the primary buildillg materials. In <br />discussions with staff, the applicant has indicated that they will place pilasters (columns) on <br />
