WeB: www,oppidan.com May 20, 2002 Mr. Aaron Parrish, City Planner City of Arden Hills 1245 West Highway 96 Arden Hills, MN 55112-5794 RE: Proposed Cub Foods Development SWC Grey Fox Road & Lexington Avenue Dear Aaron: This letter is intended to serve as a brief overview of the project submitted by Oppidan for the Cub Foods at the referenced location. The proposal is for a Cub Foods store of approximately 71,200 square feet. This would require demolition ofthc existing building (currently houses Acceleration USA, Now Sports and a Batting Cage) and place the Cub Food store on it. In addition, the development includes the following: . The Cub Foods building would be designed using a combination of rock,faced block and EFIS, Elevations are included for the building to be reviewed. . Cub building signage would be as depicted. The current building signage reflect approximately 900 square feet on the front ofthe building (approximatcly 10% of the wall surface area on the front), approximately 210 square fect on the north side (less than 4% of the wall surface area) and approximately 330 square feet on the south side (less than 8% of the wall surface area). . Greenspace is approximatcly 20%, including new landscaping along Lexington Avenue and Grey Fox Road, This is designed to enhance the overall project appearance to customers and neighbors in the area. . Overall parking of 5.3 stalls per 1,000 square feet of gross building area. . A new Cub Foods only monument sign on the northeast comer of the project. This sign will be constructcd with a base made of similar materials as thc building and a sign panel of approximately ten feet by 13 feet in size.
