A survey <br />outlining thc subdivision is included for the Commission's referencc. The following <br />highlights an evaluation of the proposed subdivision. <br /> <br />Lot Desil!n <br /> <br />Parcel A: <br /> <br />Parcel A excecds all code requirements in terms of lot width, depth, and area. This lot <br />includes the cxisting residence which would bc maintained. <br /> <br />Parcel B: <br /> <br />Parcel B exceeds all code requirements in terms of lot width, depth, and area. This lot <br />would be vacant having frontage on Cleveland Avenue. <br /> <br />, <br /> <br />I. <br /> <br />Minimum Lot Area. The Zoning Ordinance in Scction V, F, 2, states that the <br />minimum lot area for lots in the R-2 zoning district shall be at least 11,000 square <br />feet. Minimum Lot Depth. The Zoning Ordinance in Section V, F, 3, states that the <br />minimum lot depth in the R-2 zoning district shall be at least 120 feet. The buildable area of each lot will allow for standard setbacks in the <br />R-2 Zoning District.
