<br />ARDEN HILLS PLANNING COMMISSION - JULY I 7, 2002 <br /> <br />9 <br /> <br />. UNFINISHED AND NEW BUSINESS <br /> <br />PLANNING CASE #02-14 - THOMAS AND KATHLEEN GOSERUD, 4350 HAMLINE <br />AVENUE, FINAL PLAT <br /> <br />Staff reviewed their report dated July 9, 2002 and recommended approval of the Final <br />Plat. <br /> <br />Chair Sand asked if the Arden Hills Nursery would cease or be relocated. Mr. Goserud <br />stated the business would be relocated. <br /> <br />Commissioner Lemberg asked if anyone had checked the dimensions on the Plat. Mr. <br />Parrish replied the City Engineer and City Attorney had reviewed this. <br /> <br />Commissioner Lemberg pointed out discrepancies within the dimensions. He requested <br />they be rechecked. Mr. Parrish replied he would follow-up on this. <br /> <br />Thomas Goserud, 4350 Hamline Avenue, stated he believed this was an error. There was <br />going to be a 6-foot easement as a part of the ingress/egress. <br /> <br />. <br /> <br />Commissioner Duchenes asked how conditions 4 and 5 be memorialized so buyers know <br />they are subject to these conditions. Mr. Parrish replied the building official knows that <br />prior to issuing a permit this information needed to be relayed. <br /> <br />Commissioner Zimmerman asked how would sewer and water be provided to the back <br />lot. Mr. Parrish explained how the sewer and water would be provided. He stated the <br />City's responsibility ended at the strcet. <br /> <br />Commissioner Zimmerman expressed concern about the length of the sewer and water <br />line. <br /> <br />Commissioner Ricke moved, seconded by Commissioner Zimmerman to extend the <br />meeting past 10:00 p.m. <br /> <br />The motion carried unanimously (7-0) <br /> <br />Commissioner Zimmerman moved, seconded by Commissioner Ricke, to approve <br />Planning Case #02-14, Thomas and Kathleen Goserud, 4350 Hamline Avenue, Final Plat, <br />based on the following conditions: <br /> <br />. <br /> <br />I. The applicant submits final grading, drainage, erosion control, and utility plans for <br />approval by the City Engineer prior to issuance of a building permit. The building <br />permit will not be granted if satisfactory drainage carmot be accomplished. <br />2. The City's maintenance responsibility for sanitary sewer and water is limited to the <br />curb stop at Hamline Avenue. <br />3. Provide evidence of a perpetual private ingress/egress easement for Parcels A and B <br />prior to signature of the final plat. <br />4. Payment of the appropriate park dedication fee prior to signature of the final plat. <br />
