Revocation of the existing Special Use Permit for the property prior to the issuance of . <br />a building permit. <br />6. Compliance with applicable City Ordinances. <br /> <br />Commissioner Lemberg requested a friendly amendment that the City Engineer rechecks <br />the dimensions. Commissioners Zimmerman and Ricke accepted the friendly <br />amendment. <br /> <br />Thc motion carned unanimously (7-0). <br /> <br />PLANNING CASE #02-19 - TRAMM BUILDERS & REALTORS, LLC; 3585 <br />LEXINGTON AVENUE NORTH, SUITE 173, CONCEPT PLAN REVIEW <br /> <br />Staff reviewed their report dated July 10, 2002 and asked for comments relative to the <br />applicant's Concept Planned Unit Development. <br /> <br />Commissioner Zimmerman asked the height of the proposed buildings. Kim Tramm, <br />Tramm Builders and Realtors, replied the buildings were one story. He statcd he believed <br />they were less than 35 feet in height. <br /> <br />Commissioner Zimmerman asked if they had done any market analysis. Mr. Tramm <br />replied the market was very good for this type of a development. He stated this type of a <br />development was selling very briskly. <br /> <br />Commissioner Zimmerman expressed concern about the parking stalls being 10 short. He <br />encouraged them to have adequate parking on-site. Mr. Tramm stated these would be low <br />intensity businesses that would not have a high traffic volume. He stated these would not <br />be retail style businesses. <br /> <br />. <br /> <br />Chair Sand asked if they had considered putting the building up front and the parking in <br />the back. Mr. Tramm replied they had looked at that option, but at this particular site, it <br />would be impossible to achieve the design concept they felt was marketable and popular <br />and still have the building up front. He indicated they were utilizing the natural grade of <br />the site for the design of the building. He stated the design of the building would change <br />considerably if they were to place the parking in the back. <br /> <br />Chair Sand indicated if this was true, he would be requesting a lot of additional <br />landscaping, berming, etc. to buffer the parking area. <br /> <br />Mr. Tramm stated what this plan offered was that this would be a low intensity <br />development and they would make sure it would look good. He stated if the development <br />looked good, it would enhance the value of the property. He stated the property would be <br />aesthetically appealing. <br /> <br />Commissioner Zimmerman asked how many tenants they were proposing. Mr. Tramm <br />replied he was looking at six tenants. . <br /> <br />Commissioner Zimmerman expressed concern about subleasing a part of the space.
