<br />. <br /> <br />. <br /> <br />City of Arden Hills <br /> <br />Chapter 11 Subdivisions <br /> <br />. <br /> <br />Subd. I Location. All lots shall abnt by their full frontage on a publicly dedicated <br /> <br />street or a street that has received legal status as such or will receive such status upon <br /> <br />approval of the subject plat. <br /> <br />Subd. 2 Size. The lot dimensions in subdivisions shall not be less than the minimum <br /> <br />dimensions required to secure the minimum lot area specified in the zoning ordinance <br /> <br />ofthe City. <br /> <br />Subd.3 Butt Lots. Butt lots shall be platted at least five (5) feet wider than the average <br /> <br />width of interior lots in the block. <br /> <br />Subd.4 Side Lot Lines. Side lines ofIots shall be substantially at right angles or radial <br /> <br />to the street line. <br /> <br />Subd.5 Watercourses. Lots abutting upon a watercourse, drainage way, channel or <br /> <br />stream, including wetland or marsh, shall have an additional depth or width as <br /> <br />required, to assure house sites that are not subject to flooding. In addition, all building <br /> <br />areas should be located outside the natural feature and a minimum of two (2) feet above <br /> <br />the 100-year flood elevation. <br /> <br />Subd.6 Natural Features.
