Following are my comments:

1. Jt appears theR: could be potential drainage problems with the drainage/grading design. The
proposed drainage design h3$ substalllial amount of site runoff flowing ITom the driveway
entrances into County Road.D and Clevel.and A venue. Runoff from the site. into the
roadways should be limited by modifying the proposed grade or by adding catchbasins.

There is a1~0 a concern of potential flooding of the properties to the nurth from the ~ite runoff
via the ditch on the north side of the property. An alternative collection area could be a swale
in the boulevard at the intersection comer with an outlet piped to the existing stormsewer.

Thedevelopershould submit existing and proposed drainage calculations for the site runoff
to the City Engineer for review.

2. Rice Creek Watershed District will require the developer to apply for a drainage pemlit and
provide for stounwater runoff treatment.

3. The developer should submit a detailed utility plan.

4. Details are not clear on the heights of the proposed retaining walls. Some of the taller
sections of wall will require safety railings.

5. The proposed area drain in lhe lower level will be required to drain into the storm drainage
s~tem. A detail of the connection should be included in the utility plan. It appears that a
sump pump will be required for th.is drain. This shall not be connected to the sanitary sewer
service.

6. The ramp on [he west side of the proposed building is very steep at 12.75%. This ramp
should not be used for public access.

TOTAL P.OI
