IF NO, EXPLAIN. <br /> <br />AUAR: <br />The AUAR must include a statement of certification from the RGU that its comprehensive <br />plan complies with the requirements set out at 4410.3610, Subpart 1. <br /> <br />The AUAR document should discuss the proposed AUAR area development in the context <br />of the comprehensive plan. If this has not been done as part of the responses to Items 6, 9, <br />19, 22, and others, it must be addressed here; a brief synopsis should be presented here if <br />the material has been presented in detail under other items. Necessary amendments to <br />comprehensive plan elements to allow for any of the development scenarios should be <br />noted. If there are any management plans of any other local, state, or federal agencies . <br />applicable to the A UAR area, the document must discuss the compatibility of the plan with <br />the various development scenario studies, with emphasis on any incompatible elements. <br /> <br />The City of Arden Hills certifies that its 1982 Comprehensive Development Plan and final <br />1998 Comprehensive Plan (conditionally adopted by the Metropolitan Council pending <br />approval of the City's Local Storm Water Management Plan) are consistent with the <br />requirement set out in 4410.3610, Subpart 1, including a land use plan; a public facilities <br />plan (including transportation, sewer and water supply systems); and an implementation <br />program. <br /> <br />The proposed project is consistent with the existing and proposed land use plans identified <br />in the City of Arden Hills adopted 1982 and 1998 Comprehensive Plans as well as the <br />zoning for this area (see Figures 5 - 9). The 1982 and 1998 Comprehensive Plan zoning <br />maps identify the proposed campus and areas north and south of the campus <br />as I-I (Limited Industrial District). The purpose for an I-I (Limited Industrial District) is <br />to allow only those types and intensities of industrial uses that do not detract from the <br />surrounding area and to maintain performance standards to keep the intensity of land <br />utilization lower than in the general Industrial District. The Guidant Master Plan proposes <br />the development of the campus within an area currently used for office/limited industrial <br />and maintains a "green" buffer between the campus and adjacent land uses in conformity <br />with zoning and existing and proposcd land uses. <br /> <br />. <br /> <br />Guidant Campus Master Plan <br />Draft AUAR <br /> <br />- 55- <br /> <br />September 2002 <br />
