The approval was subject to the following conditions: <br /> <br />1. Access ramp on the east side of the building use concrete pavers and have a <br />surmountable curb, without an apron for the curb cut treatment, and not be utilized <br />for a public access. .- <br />2. The 6 parking stalls on the southwest corner of the property be designated for ,., <br />compact cars only. <br />3. A masonry trash enclosure be provided. <br />4. Decorative lighting as approved by City staff replace the current shoebox light <br />fixtures contemplated in the site plan. <br />5. Two freestanding signs not to exceed 60 total square feet be allowed on the <br />property. The signs be placed so that a clear vision triangle is maintained. <br />6. A detailed utility plan be submitted to the City Engineer for his approval. <br />7. A revised grading and drainage plan responsive to the issues outlined in the <br />November 29, 2001 Memo from City Engineer be submitted to the City Engineer for <br />his approval. <br />8. A 6 foot wide bituminous trail be placed along the public right-of-way on Cleveland <br />Avenue and County Road D. <br />9. The applicant provide a sign easement for gateway signage near the intersection of <br />County Road D and Cleveland with an area, dimension, and at a location approved <br />by City staff. <br />10.A bicycle rack be provided in an area that is convenient to the main entryway into <br />the building. <br />11. The applicant submit a landscape performance bond or other surety for 125% of the <br />cost of materials and installation valid one full year from the date of installation prior <br />to the issuance of a building permit. <br />12.A PUD Permit be approved by the City Council prior to the issuance of a building <br />permit. . <br />13. The applicant obtains all necessary permits from the Rice Creek Water Shed District <br />and Ramsey County. <br />14. Compliance with the applicable provisions of the Zoning Ordinance <br />
